Project Description
This project involves the construction of a new apartment complex designed primarily for members of the U.S. Army stationed at Fort Sill.  Independence Place, a modern off-base military housing concept by Place Properties and constructed by TDK Construction, will be located on East Gore Boulevard just east of Flower Mound Road in east Lawton (see above aerial photo).  The civil design work was performed primarily through Hendrick and Sons with the help of Cardinal Engineers.

The design scope included layout of the site from land sold by Richards Development and the accompanying legal description; connection of utilities; creation of easements; design of parking lots; stormwater management; grading of the site; and many other facets of design.  A special drainage retention pond will be constructed to handle excess stormwater runoff created by Independence Place.  The pond will be located in a FEMA flood zone, which required the submittal of FEMA paperwork and careful design using programs such as HEC-HMS and HEC-RAS.  Good communication was necessary to work with the design architects, Place Properties, Richards Development, TDK Construction and the City of Lawton.

Hendrick and Sons was also responsible for the design of a street adjacent to the Independence Place property on the west side.  This street may be expanded to allow for future development to the north of the Independence Place property.
